Why do I need OfficeGuardian protection?
Protection by OfficeGuardian is important because you never know when a major mechanical system or appliance will break or how much it will cost. For a low monthly fee, we can repair or replace broken mechanical systems and appliances for you.
What types of commercial properties do you cover?
OfficeGuardian is available to owners and tenants of office, industrial warehouse, retail and special-use commercial buildings.
What if I don’t own my office and only lease it?
OfficeGuardian was designed with tenants in mind. Most NNN leases transfer the risk of breakdowns to tenants, leaving you financially responsible for all office systems and appliances.
Isn’t my landlord responsible for repairs?
If you lease your office space, you likely have the most common form of lease – “NNN” or “Triple Net.” This form of lease agreement requires the tenant or lessee to pay all maintenance, real estate taxes and building insurance (the three “Nets”).
Doesn’t my business insurance cover this?
What your business insurance doesn’t cover can cost you. Most business policies only cover losses due to bodily injury, theft, vandalism, fire, flooding, wind, and other natural disasters. A commercial office warranty repairs properly maintained appliances and mechanical systems that break due to normal wear and tear*.
Can I eliminate surprise repairs once and for all?
An OfficeGuardian plan is a monthly service contract or building warranty that helps protect small business owners against the cost of unexpected covered repairs of their major mechanical systems and appliances that break down due to normal wear and tear.*
What if my systems and appliances are old?
The age of your systems and appliances doesn’t matter.
What are some examples of denied claims?
OfficeGuardian does not cover known or unknown pre-existing conditions, misuse, abuse, or failure to clean or maintain the covered systems and appliances.
When does coverage begin and when does it end?
Coverage begins 30 days after enrollment and receipt of applicable contract fees and continues month-to-month from your start date. During the first 30 days, OfficeGuardian will complete the first preventative maintenance tune-up on your HVAC unit to ensure proper operation of your most high-risk and expensive system.
If an item needs to be replaced and the replacement unit is unavailable, what happens?
If a covered item that needs to be replaced is not available, your OfficeGuardian will provide replacement with one of like kind.
How do I get service?
Simply make one toll-free call to our OfficeGuardian Claims Department 24 hours a day, 7 days a week, 365 days a year. You may also submit a claim online.
Is there a service call fee or deductible?
Yes, there is a nominal $99 trade service call fee (deductible) per claim, no matter how high the actual cost of the repair or replacement for your covered item. Our Quarterly HVAC Preventative Maintenance Tune-ups and Annual Fire Extinguisher Service are not charged a Service Call Fee.
Is an office warranty transferable?
Yes, OfficeGuardian warranties follow the property, not the ownership, so they are transferable from owner to owner, owner to tenant or tenant to tenant.
Can I renew?
Yes, each office warranty is month-to-month renewable, with no long-term commitments. With OfficeGuardian, you can rest easy knowing that you and your business and property are in good hands.
You own or rent a LARGE office: If your undivided office space is larger than 10,000 square feet (about half the size of a football field)—you would probably benefit from a full or part-time facilities manager. Our advice would be to hire a traditional facilities management company.
You rent and have a “Gross Lease”: Your landlord already maintains, repairs or manages repairs to your office mechanical systems (HVAC, plumbing, electrical, appliances, etc.), and you pay for those services in your monthly rent.
